American Dream in East Rutherford is heading into a busy fall season with concerts, family events, Halloween attractions and sports-themed experiences — while also closing a long-running financial dispute with its host municipality.
The entertainment and retail complex has agreed to pay East Rutherford $7 million to resolve a legal disagreement over local tax obligations and whether the massive development was technically considered fully open.
A Busy Weekend at American Dream
American Dream is offering a packed lineup as the fall season begins.
On September 25, The GameRoom hosts the return of the Gameroom Rave, while the free Music in the Dream series continues with live performances from 5 to 8 p.m. The Ravens Duo performs Friday, followed by Ciro Patti Jr. on Saturday.
Beginning September 26, Booniverse takes over Nickelodeon Universe with Halloween dance parties, costumed character appearances and a Halloween parade. The attraction runs through November 1.
American Dream is also hosting Trick-or-Treat for UNICEF September 26 and 27, a free family pop-up featuring activities, face painting, giveaways, educational resources, characters, a DJ and games.
On September 27, former New York Giants star Plaxico Burress is scheduled to appear at a Legends Brunch at The GameRoom, where guests can take photos and have memorabilia signed.
The complex also continues to promote itself as a game-day destination for events at nearby MetLife Stadium, while additional fall programming includes concerts, children’s events and seasonal attractions.
$7 Million Settlement With East Rutherford
At the same time, American Dream and East Rutherford have reached an agreement ending a years-long dispute over payments to the borough.
East Rutherford had previously argued that American Dream owed approximately $15 million in unpaid obligations. According to court documents cited by NorthJersey.com, the mall had argued that certain payments were not due until the complex was “fully open.”
Under the new settlement, American Dream will pay the borough $5 million within 10 days of the formal filing of the agreement, followed by another $2 million no later than one year after the agreement is finalized.
East Rutherford Mayor Jeffrey Lahullier described the agreement as an amicable resolution after a long period of negotiations. American Dream representatives declined to comment on the settlement, according to the report.
Annual Payments Begin in 2027
The agreement also creates a continuing financial relationship.
Starting January 1, 2027, American Dream will make annual payments of $62,500 to East Rutherford through a payment-in-lieu-of-taxes arrangement, commonly known as a PILOT. The complex will also continue paying for its use of the borough’s sewage system.
East Rutherford could receive an additional $2.5 million if a convention center or casino is eventually developed in the Meadowlands.
Other Meadowlands Towns Still Seeking Money
The agreement settles American Dream’s dispute with East Rutherford, but it does not resolve claims from other neighboring municipalities.
Other Meadowlands towns say they are still owed a combined $10.2 million related to American Dream and have not been included in the East Rutherford agreement.
Carlstadt Mayor Rob Zimmermann told NorthJersey.com that local officials had attempted to contact both American Dream and state officials about the money but had received little response.
That means the $7 million settlement closes one major chapter in American Dream’s complicated financial history, while leaving other regional disputes unresolved.
Entertainment Giant and Major Local Stakeholder
American Dream has become far more than a traditional shopping mall. The complex combines retail and more than 65 dining options with attractions, concerts, sports events, Nickelodeon Universe and DreamWorks Water Park, making it one of North Jersey’s largest entertainment destinations.
But its size also means that its financial relationship with East Rutherford and surrounding Meadowlands communities carries significant consequences for local governments.
This week, those two sides of American Dream are visible at the same time: a packed calendar aimed at drawing families and visitors to East Rutherford, and a multimillion-dollar agreement intended to settle a dispute that has followed the development for years.
