Jersey Shore Communities Gain Ground
Coastal communities account for five of New Jersey’s seven entries.
Stone Harbor in Cape May County reached a median sale price of $3.13 million, exceeding $3 million for the first time and rising approximately 23% from the previous year.
Avalon followed with a median price of $2.8 million, while Cape May Point entered the national top 100 for the first time at $2.35 million.
Rumson in Monmouth County also made its debut, ranking 84th nationally.
Not all luxury markets experienced price increases. Deal was the only New Jersey location on the list to record a decline, with its median sale price falling by approximately 25% to $2.65 million.

New Jersey Sets a New Record
PropertyShark reports that New Jersey typically had only two ZIP codes among the nation’s 100 most expensive markets in earlier years.
Its representation has expanded considerably since the pandemic, particularly as demand for luxury coastal properties increased.
New Jersey now has seven ZIP codes on the list, matching Connecticut’s total.
California Remains at the Top
Nationwide, Atherton, California, ranked first with a median home sale price of approximately $10.73 million, the first eight-figure median in the history of PropertyShark’s annual ranking.
The 2026 report analyzed residential property sales completed between January 1 and September 30, including single-family homes, condominiums, cooperatives, and two-family properties.
Only ZIP codes with at least five qualifying residential transactions were included.
The rankings are based on actual completed sales rather than advertised listing prices.
For New Jersey, the results demonstrate the continuing concentration of luxury real estate in Bergen County, affluent suburban communities, and the Jersey Shore.
